How long do impact windows last? In South Florida, a well-installed aluminum impact window is good for 20 to 30 years, and the frame usually outlives that number. The more useful answer is that "the window" does not have one lifespan. It is four subsystems, and they age at different speeds: the seals go first, then the hardware, then the finish, and the frame last, often by decades.

The manufacturers say so themselves. Hardware and moving parts are warranted for 1 to 10 years, factory finishes for 3 to 10 years, glass units for 5 to 20 years, and frames for 10 years to limited lifetime. The same company that stands behind its frame for as long as you own the house may stand behind the lock inside it for a single year. That spread is the real lifespan story.

One Impact Window, Four Lifespans

Every impact window we install is really four products sharing one opening.

The seal system. A window seals in three places: the glazing seals that hold the glass in the sash (gaskets, glazing tape, or a silicone bead), the edge seal inside any insulated glass unit, and the perimeter sealant joint between the frame and the wall. All three are organic materials in direct sun, and heat, UV, and the frame's daily expansion and contraction work on them constantly. One manufacturer's care instructions in our files call for inspecting and re-caulking the perimeter joint every year. No other part of the window carries an expectation like that.

The hardware. Locks, hinges, rollers, balances, and operators are the only parts of the window that move, and most of them are steel or zinc alloys living inches from salt air. Warranty terms here run from 1 year to 10, and nearly every document excludes "tarnish, corrosion, oxidization or discoloration of hardware finishes" as normal wear rather than defect.

The finish. Painted aluminum finishes are graded under three specs, separated by how many years of South Florida test-fence exposure the coating must survive: one year for AAMA 2603, five for 2604, and ten for AAMA 2605. Anodized and wood-grain film finishes are graded separately, and their warranty terms are shorter. The finish grade you order decides how the window looks in year 15.

The frame. The extrusion itself is 6063 aluminum alloy. It does not rust; in salt air it can pit, but structural trouble takes many years of neglect. This is why frame warranties run 10 years to limited lifetime while everything attached to the frame carries shorter terms.

What Fails First in South Florida

On service calls in Miami-Dade, Broward, and Palm Beach, the failure order is consistent: seal, then hardware, then finish, then frame.

Seals lead for a simple reason: they are the one subsystem with a built-in maintenance clock. Perimeter sealant is expected to be renewed on a cycle measured in years, not decades, and in most warranty documents caulk is not a warranted component at all. It is the installer's scope, exposed to the harshest UV load on the wall. When a homeowner reports a draft or a water stain under a sill on an older unit, dried and cracked sealant is the usual finding.

Hardware comes second because corrosion attacks moving parts long before it threatens the frame. A lock that needs force, a roller that drags, a hinge that weeps rust streaks: these show up years before any structural concern.

The finish fails third, and gradually. Lower-grade coatings chalk and fade, south and west exposures first. A chalked finish is cosmetic at the start, but once the coating thins, salt reaches the metal underneath and pitting follows.

The frame fails last. We remove 25- and 30-year-old aluminum frames that are still square and structurally sound; they come out because the glass, seals, and hardware around them are done, or because the homeowner wants current glass and current code approvals, not because the extrusion gave up.

Salt Air Sets the Clock

The gap between coastal and inland aging is not sales talk. The Florida Building Commission funded corrosion research in back-to-back cycles, and the results explain most of what we see in the field.

In the 2014-2015 study, University of Florida researchers ran electrogalvanized fasteners through the TAS 114 Appendix E salt-fog protocol. Out of the box, between 37.5% and 100% of specimens failed the pass criterion, depending on the manufacturer. Identical dimensions, identical coating type on the label, and one maker's parts failed at nearly three times the rate of another's.

The 2016-2017 follow-up tested hot-dip galvanized fasteners for 1,000 hours in the chamber, more than three times longer than the 280 hours the electrogalvanized parts endured, and the hot-dipped samples still came out more corrosion-resistant. The study's conclusion for fasteners applies to every metal part on a window: the base steel is the same; the coating decides the service life.

Those studies tested roofing and screen-enclosure fasteners, not window hardware, but the chemistry is identical, and the manufacturers write it directly into their warranties. Mr Glass excludes anodized, AAMA 2604, and wood-grain finishes from coverage entirely when the window is installed within 2 miles of salt water; only its 2605-class finish keeps coverage on a coastal home. Signs Each Subsystem Is Failing

You can read a window's remaining life from the outside if you know where to look.

Two of these need action on a schedule rather than on symptoms. A caulk joint should be inspected yearly whether or not you feel a draft, and hardware on oceanfront homes should be rinsed and cycled even when it still operates smoothly. By the time a lock seizes, the corrosion is established.

What Maintenance Changes, and What It Does Not

Maintenance is the difference between a window that reaches its design life and one that falls short, but it helps to be honest about which subsystems respond to it.

Washing does the most work. Fresh water dissolves the salt film before it can hold moisture against metal and coatings. This is why manufacturers turn cleaning into a warranty condition: ECO Window Systems requires windows to be washed at least every six months, with a service invoice as proof, for its warranty to apply. EAS requires documented maintenance every four months on homes within 3 miles of the coast. Those clauses exist because washing measurably slows the two fastest-aging subsystems, hardware and finish. Re-caulking resets the seal clock. Perimeter sealant is the one subsystem you can genuinely renew for the cost of a tube and an afternoon, and doing it on schedule protects the wall assembly around the window, not just the unit.

What maintenance cannot do is reverse a factory seal or coating that has reached the end of its chemistry. Once an insulated glass unit fogs internally, the edge seal has failed and no cleaning will clear it; the glass unit gets replaced. A chalked lower-grade paint finish does not polish back to life. A worn balance or corroded operator gets replaced, not restored. Maintenance defends the design life each subsystem shipped with. It does not extend the engineering.

What the Warranty Tables Tell You

Warranty terms are the closest thing to a manufacturer's own lifespan estimate for each subsystem, stated with money behind it. Here is the spread across the six manufacturers' documents in our files, for original-owner residential installations:

A few patterns worth noticing. Every manufacturer that covers stress cracks caps them at exactly one year. The interlayer inside laminated glass is graded by material, with PVB at 5 years and SentryGlas at 10. And the fine print is where lifespans actually get decided: most warranties cover parts but not the labor to install them, a repair does not restart the original clock, and CWS requires notice within one year of discovering a defect. Transferability varies from unlimited on some PGT series to none at all on an ECO residential sale.

None of this makes any of these manufacturers' warranties weak. We install all of these brands, and the honest per-subsystem terms are more useful to a buyer than a single glossy "lifetime" claim would be. When Replacement Beats Repair

Because the subsystems age separately, most problems in the first 15 years call for a repair, not a new window. A corroded lock, a dragging roller, or a single fogged glass unit can each be replaced while the frame stays in the wall. If the frame is sound and parts are still available, repair usually wins on cost.

Replacement starts to win when the failures stop being isolated. The signals we look for: seal or glass problems appearing across several openings in the same season, hardware parts that are discontinued (on old units, equivalent parts may no longer exist), finish breakdown with active pitting on a coastal exposure, or a unit old enough that its glass predates current energy packages and its approval paperwork predates the current code cycle. At that point you are paying repair prices to keep 1990s or early-2000s performance, and every dollar goes into a unit whose other subsystems are on the same aging curve.

Age alone is not a verdict. A 25-year-old window with a sound frame, clear glass, and smooth hardware has earned its keep and can keep earning it. Four subsystems, checked one at a time, will tell you which side of the line your windows are on.
